Terms of use.

These terms explain the boundaries for using Solviqa buyer-side property review support, including Brief Before Deposit Check and the controlled-pilot Buyer Confidence Report.

What Solviqa is

Solviqa helps buyers organize property information, identify visible questions, and prepare for the next conversation. It is not a law firm, estate agency, broker, notary, bank, tax advisor, mortgage advisor, financial advisor, surveyor, or architect.

Who operates the service

  • The service is operated under the Solviqa name.
  • Support and notices can be sent to info@solviqa.es.
  • Questions about service scope, payment terms, refunds, or consumer rights can be sent to the support email above.

What Solviqa provides

  • Buyer-side information organization and second-opinion style review support.
  • A Before Deposit Check or similar property review based on the information you submit and visible/public information available at the time of review.
  • A controlled-pilot Buyer Confidence Report for an eligible single buyer and purchase decision, subject to confirmed scope before payment.
  • Questions and points to raise with agents, lawyers, notaries, lenders, tax advisors, surveyors, architects, or other qualified professionals.
  • Manual communication about the request, case reference, and review outcome.

Payment, products, and refunds

  • The public intake step is free and does not start payment.
  • Paid services are separate fixed-price products: the €300 Brief Before Deposit Check is the deposit-specific verification path for one residential Spanish property; the €600 Buyer Confidence Report is a controlled-pilot review of one to three residential Spanish properties for the same buyer and one purchase decision. A one-property BCR still costs €600.
  • BCR requires all materials for the agreed properties before analysis starts and includes one written report plus one clarification round. Additional or replacement properties after work begins require a separate quote.
  • Payments are processed by Stripe via secure Stripe-hosted checkout. Solviqa does not receive or store your full card details. Solviqa begins substantive work only after payment is confirmed.
  • Refunds follow the Refund Policy: full refund before work begins; pro-rata while work is in progress; no refund once the final report is delivered, except non-delivery, duplicate payment, or a clear error. EU consumers keep statutory withdrawal rights that cannot be waived.

Delivery timing

  • Delivery depends on package scope, the information provided, and operator availability.
  • Typical timing: an initial response within 24 business hours after intake. Paid report delivery timing is confirmed for each order before payment.
  • Solviqa may pause or decline work if the request is outside scope, required information is missing, or a qualified professional is needed before a useful review can be prepared.

What Solviqa does not provide

  • Solviqa does not provide legal advice, legal due diligence, title verification, tax advice, mortgage advice, financial advice, valuation, survey, architectural review, notarial service, brokerage, or agency representation.
  • Reports and notes are informational. They do not replace a lawyer, notary, tax advisor, mortgage advisor, surveyor, architect, or other qualified professional.
  • Solviqa does not guarantee that every issue, defect, legal problem, planning problem, title problem, cost, or risk will be found.
  • Solviqa does not make the final buy, do-not-buy, reserve, or deposit decision for you.

Your responsibilities

  • Provide accurate and complete information to the best of your knowledge.
  • Check important legal, title, planning, mortgage, tax, ownership, community, building, and condition matters with qualified professionals before relying on them.
  • Use Solviqa reports as preparation and context, not as permission to proceed with a transaction.
  • Make your own final purchase, reservation, deposit, and negotiation decisions.

Documents and uploads

  • Only upload documents that you have the right to share with Solviqa.
  • Do not upload unnecessary sensitive documents unless Solviqa requests them for the review.
  • Uploaded documents may be used to prepare or manage the relevant review or case.
  • You remain responsible for checking whether documents are complete, current, authentic, and legally sufficient with appropriate professionals.

No urgent legal reliance

Do not rely on Solviqa for emergencies, legal deadlines, reservation deadlines, court deadlines, tax deadlines, financing deadlines, or any situation where immediate professional advice is needed.

Limits of reports

  • Reviews are based on submitted information, visible information, and manual judgment at the time of review.
  • Public listings, agent statements, third-party documents, and market information may be incomplete, inaccurate, outdated, or changed after the review.
  • A review can help you ask better questions, but it cannot certify that a property is legally, technically, financially, or commercially safe.
  • Solviqa does not provide or guarantee legal, technical, tax, valuation, financing, rental-licence, or investment-result conclusions. It does not guarantee purchase outcome, property condition, legal status, price accuracy, future appreciation, rental yield, insurance, professional approval, or transaction completion.

Changes and availability

  • Solviqa may refine or update the service over time, and these terms may change accordingly.
  • Solviqa may pause, limit, decline, or change a request where the information is incomplete, outside scope, abusive, or operationally unavailable.
  • Response times are targets, not guarantees.

Acceptable use

  • Do not submit unlawful, deceptive, abusive, confidential, or malicious material.
  • Do not misuse forms, attack the service, attempt unauthorized access, or upload malware.
  • Do not impersonate another person or submit documents you are not allowed to share.

Liability

  • To the maximum extent permitted by law, Solviqa is not liable for indirect, consequential, speculative, or lost-opportunity losses arising from use of the service.
  • Solviqa is not liable for decisions made without independent professional advice on legal, title, tax, mortgage, planning, survey, or transaction matters.
  • Nothing in these terms limits liability that cannot legally be limited.
